What moves the number
Two rooms of the same size can be quoted differently. These are the things that decide where you land in the range.
Surface preparation
The condition of what's underneath. Sound, level substrates cost less; cracked tile, uneven concrete or moisture issues add remediation before a trowel touches the wall.
Area & layout
Large, continuous areas are more efficient per foot. Small rooms, niches, stairs and tight details cost more per foot because they are slower to work by hand.
Coats & finish
Floors and wet areas take more layers and sealing than a wall; a polished, high-sheen finish takes more passes than a matte one.
Colour & effect
A single integral colour is the simplest. Multi-tone, veined or metallic effects are hand-worked and take longer to achieve.
Access & site
High floors, occupied homes, protecting adjacent finishes and parking all affect the working day — and therefore the price.
Sealer & protection
The topcoat is chosen for the room. A kitchen or bathroom needs a tougher, more chemical-resistant seal than a bedroom wall.
